.* Increase your rent by about 5% annually (if needed), to keep your profit margins the same, as inflation, insurance, and property taxes tend to rise annually (insurance yes, property taxes sometimes, again depending on the state and city.)* Find a good reputable property manager, sometimes the mom and pop ones are better than the big corporate ones, as the mom and pops tend to give greater attention to the few houses they manage.

Seems pretty unlikely as the move having to adjust for changed inflation expectations was move up from the 2 to the 4.

AND there are different things you can do with those improvements depending what's right for you and your market and tenants at the time.In this case, I'm still pocketing the insurance saving, while I'm not making my tenants situation worse (and therefore potentially mine) while inflation is hurting them (most are low to middle income).Kudos to you for raising this important point.DG

I’m doing a renovation right now and electrical is absurd, the cost of wire is super inflated, I recommend going with a smaller company who have better rates, it would just take them a bit longer.
