I was thinking of writing in my lease something to the affect of "ceiling fans were left here from previous renter, landlord will not replace/maintain ceiling fans. 

Nothing is less seasonal than Orlando/Kissimmee, but it's heavily saturated with STRs here and difficult to make any real money these days.

I usually get a truthful answer here and charge any additional fees if necessary right after the booking.
