I've funded a lot of repairs/ upgrades on my rental with credit card bonuses and rewards.

Remember pre 08 the rage was just to break even and have your tenant pay your house off. if you got a little cash flow that was bonus.. the only reason you have seen these high returns is basically post 08 price melt downs.. prices melted down but rents did not.. ergo cash flow went up and % returns went up.

At the end of the day, you want a happy investor who will do more deals with you, not necessarily a 'one-time' 10% bonus.

@Faisal Sami  lots of shysters were pitching Go Zone no question.many got talked into buying them and did not qualify as owners.. and got the deduction disallowed.. if you bought go zone and took the section 179 bonus depreciation you were pretty much guaranteed to get audited..

Almost for sure at move-out you need new carpets (hit the deposit) and you also got bonus rents during their stay (thank you).

The goal now is to take the rehabber out of the picture and place a qualified tenant in the unit.As a bonus, I was able to negotiate a $1,000 "rental loss" credit from the rehabber which will sent to Sean. 

Bonus if it addresses issues that us more technical types sometimes have with personal interaction and sales.

If we get a positive response from the tenant then that is a bonus.

Appreciation is a bonus, not a business plan.
