There's nothing wrong with renting for a year, getting your shoes on the ground, and learning more about the market. 

I am able to make 50% down payment but i wont have much financial available for at least 1 years emergency fund if something went wrong.

If you don't fully understand screening or the culture, dealing with the wrong people will lead to mass turnover.

to me I view an inspection contingency as you do it and if something is wrong you present it to the seller and say "hey fix this, reduce the price OR if it was major and really bad just walk away".If no inspection was done, then its unethical but reality is its not worth a seller to sue over it.

If you're ok with roommates and generating some leases, ground rules, and interviewing folks before they move in, you really can't go wrong with house hacking.

Owning property is amazing, don't get me wrong.

This "analysis paralysis" can prevent them from acting on opportunities out of fear of making the wrong decision.I’ve experienced this journey myself.
