Build a spreadsheet with at least 10 contacts for contractors, handymen/women, listing agents, buyers agents, property managers (yes, even if you intend to self manage), etc.

Pros - My PM is fair and honest, makes reasonable decisions, is a decent handyman, builds valuable relationships, is easy to contact, is very cost effective, strong and handsome.Cons - My PM tends to read the news and drink coffee too long in the mornings, takes too long for lunch, randomly stops working in the afternoon, will spend 8 hours working on something that takes a professional two hours, drives a crappy Ford Ranger and buys work clothes at Goodwill and is neither strong nor handsome.

Unlike some markets, there are plenty of cleaners, handymen/women, hot tub repair people, fireplace repair people, septic and well people, etc.

In my opinion, that might be a sweet niche of house-hacking a fourplex in a military town and have all of your tenants also be servicemen and women. ( I would have your husband see what the general consensus is on base before doing this).
