Get a good lawyer, pay him to monitor your communications and work with listing agents directly so you're not making rookie mistakes(they'll charge a flat fee or like 1-2 hours so nothing egregious). 99% of "investor" friendly agents are not that, they're ****.

If you all don't move in I'd install locks on the doors to empty rooms with cameras you can monitor remotely, you don't want them moving in any extra people or having extra space to damage.  

If they specialize in REI and are good at what they do, they are worth their weight in gold.

That said, you have to weight the pros and cons of each system.

Late payments, while a concern to carefully monitor, are not necessarily a bad thing.

If you plan to rent to digital nomads and other traveling workers the strategy could work well just make sure you’re monitoring competing demand to find ways to stand out on Furnished Finder, Airbnb, and other sites

I own a pool at my house and once a pool water gets out of wack it can take multiple days to get it clear again.The 2x per week price seems pretty reasonable for that peace of mind.I bought a gizmo that will constantly monitor pool chemistry and send me alerts if things get out of whack.
