An experienced, licensed Structural or Civil Engineer should be able to get a good idea of the cause visually, and give you an idea of options (excavation and replacement, adding deeper foundation systems to support your existing foundation, etc. - if water is your issue, sometimes just adding some drainage and re-grading your yard can make a huge difference).

IMHOEvery deal can be and considerd a MLM (if a person(s) pays off others) ..or not.Every deal in the works can be considered a pitch (wether its a visual, audio a combo of both...a hands on sample..etc).The main thing I see is to go with the deal when self is comfortable..and not a minute sooner.Every deal can be good.

However I was looking for someone who would do more than just a visual inspection of the outside of the property - I was looking for someone to go inside (I can provide a one-time door code) and do detailed photos of potential problem areas etc.

I will be posting photos and videos as I go along, as I know how much everyone loves to watch the visual transformation of a project ( I know I do ).The first step is to wait for transfer date and hope that the druggie tenant decides to move out and not cause any problems.

So I'm doing major rehab of a 5 unit in San Diego and scratching my head on one particular "feature" of the buildings.The ceilings are really nice vaulted open beam ceilings with stained ship lap tongue and groove finish between the bay's - it's visually the nicest part of the units.Turns out the roof is - literally - 1x6 tongue and groove, then 1/2" sheathing, then roofing paper, then shingles.
