You have no liability if the router needs reset and you're in Europe for another two weeks - you don't have to interrupt your vacation to get a vendor to go into your home and fix/diagnose, or get to the secure part of a building where you store that equipment.

One with 90+ members is great because it affords the HOA a lot of economies of scale with vendors thereby keeping HOA fees lower.Review the HOA financials and make sure they have a substantial reserve that would cover a hail storm deductible and/or other storm damage.Read the Bylaws to make sure they're rentable and check the pet limitations.Check the common grounds for any big ticket items that may need replaced soon.

But in many cases they will just ending up routing you back through a broker which brings you back to the above scenario, so you've really gotta pick and choose well.Keep in mind that if you do find one, there will be things you need to do on your end such as specific signage, obtaining certificate of insurance from any vendors you work with (cleaners, handyman, pool guy), etc.Safely I believe also includes liability as an option in addition to their usual damage protection at an extra cost, though in that case you're paying on a per booking basis rather than a yearly fee, and it's likely going to be quite a bit more expensive.

I wanted to mention that for smaller properties, there are some vendors out there who offer what they call "fake" cost segregations, where you have to get insurance along with it as opposed to the real ones that cost 5-15k.
