In tougher markets some syndicators will pump expectations to investors of marginal deals either to make fees going in with velocity of deals or they just do not know without experience.   

Essentially, I would opt for the VELOCITY of money now since you are in the accumulation phase.

That set up the real estate investing.But at the same time, I came across videos about velocity banking, infinite banking, and money management.

I'm no economist Jay, but I'm pretty sure raising interest rates and cutting down the velocity of cash is the only way to reduce inflation.

Most of the folks on BP are probably believers in BRRRR to get the appropriate velocity out of their money.

Think of the velocity of money, if it takes you 10 years to get your investment back, could you have invested that money in any other deals within that 10 year period that would have a greater return? 

It seems they have tried to make it happen but the velocity just isn't there yet and what the deal is but there are a few apartment condos there looking like nails sticking out of the ground, Liekthey built a few and halted the area around them and gave up. . 

The problem with this deal is the velocity of money, AKA how quickly you can refinance and get your initial investment back.

There's generally lower market velocity, so in the event that a HML needs to take back a property and sell it, the process is far more difficult.You might try to find a local HML as opposed to a national one, or even a private lender with less sensitivity to the rural location.Best,Michael

Right now, velocity is still not very available, prices have not shifted / corrected and materials along with labor are still high, further interest rate pressure just does not help the SFR space at the current time.
