Ritch it looks like you have a vast amount of knowledge and time in real investing and I think you would be an asset to the group.  

I am just doing these at the local library weekly now.. but in the future will have an online system that students can access FREE 24/7.

This is why some buyers when inquiring never hear back from busy commercial brokers because those brokers with vast years of experience can tell by a simple e-mail what the buyer is trying to do and odds of success.

If i get to the point I need to replenish because I dipped below that level, I stop taking a monthly check and refill the buffer.I use this spreadsheet to account, it came from BP library but I corrected a lot of the formulas and look up tables and added several lines for income.

Need help from the vast knowledge in here.
