They have some similar programs in Pennsylvania; my son in law works for a company that does the upgrades. 

Ultimately, any upgrades or changes in the future will need the proper permits, so those may just be temp fixes for now. 

In the first 4 months we upgraded to queen sized beds and never had a problem renting any of them again.

I've easily quadrupled the leads using Zillow Rental Manager (premium/upgraded $30.00 version).

If the goal is increased equity and wealth then upgrade properties judiciously and increase rents or trade up using real estate exchanges.

We're projecting some pretty good numbers considering what they were doing prior to the upgrades.

@AJ Wong my prior STR experience was with a home that rented well, but was getting to the point where major upgrades/renovations were going to be needed in the near future to keep it in the “mid luxury” market.

Hmm...He may be able to give you some nuggets but these seminars are typically an opportunity to sell you books or an upgrade to his super-duper conference where he reveals the real secrets.
