It’s not unheard of for PM’s to mark up the services of their vendors. 

I'm only considering buying it because a condo in the west village is unheard of and the agent has really been working with me on the price.

The Blacksburg house was just purchased a month ago after sitting on the market here for 6 weeks-- pretty unheard of in the area, because it was in such poor shape cosmetically and asking price was too high.  

He probably has no idea whats going on with it or that it's even an issue - that's unheard of here in Chicago. 

I remember back in the day receiving mailers from car-dealers with a key (fake) in the envelope saying you won a car.Or a fake check.. to get you lal excited.Building rapport and trust comes before the offer... also even if you truly can make them an offer before ever setting foot in the house, to a seller, not being in this business that is just unheard off..I wouldn't do it that way.

I noticed recently that 504 loans are going for 3% or under for 20 to 25 years, which is almost unheard of.  

At the time, the concept was rather unheard of, so it was an experiment.

I got so excited I wanted to stop paying off debt and save up 20% for down payment, but then I found out loans under 50k are almost unheard of...I got a couple of problems1) No money - doing the Dave Ramsey method with my wife and paying off all student loan debt aggressively before investing.

Isn’t this type of flipping unheard of?

Fortunately I live in a market where purchasing a property for around $50k isn't completely unheard of and there are plenty of properties under $100k that have investment potential.
