You're definitely not alone—unfortunately, dealing with unresponsive tenants and unpaid rent is a common issue for many landlords.

Unfortunately, human nature is such that if I do spend hours, days, months vetting a sponsor, and ultimately sign off on them, I will already be biased to accepting the next deal they offer, regardless of whether it is good or not.  

That is an entirely different thing.A distressed property is a circumstance.Motivation is an emotional response to a circumstance.Tall grass, tons of mailers on the floor—these are circumstances.

Unfortunately, a good mentor isn't always easy to find.Think about it.

But circumstances will change.

Unfortunately, the seller's asking price is unrealistic.  

(Realtors are a good starting point for finding someone) I havent worked with a gc all the way through a deal yet— just many many subs/handymen i unfortunately cant recomend very highly

The area wasn’t heavily affected... but a tree on the property was uprooted and unfortunately knocked down part of the home (roof and foundation were affected).
