Airbnb is probably subject to legislation risk to a great degree.  

This is done through emailing and phoning the State Legislative Representatives.

@Scott Sutherland I do not think this legislation is coming from vrbo folks or even short term rental as a business folks.

Even if the legislation is successful I wouldn't expect it to be legal anytime sooner than a year from now.  

Recently legislation was put into place to limit their transfer fees to $400, but as expected they just changed the name of these fees, for example "Doc Fees" or "Foreclosure Research Fees".I used to pay HOA fees when selling a home, but now I'm also paying them at purchase.

In a period of ridiculous legislation that squashes the ability for new attached homes (condos) to enter the market economically.

I became uncertain with my abilities in doing my own searches at that point.
