@Chandler Williams this is strictly how I look at wholesaling and house I do it, so just my two cents:As a wholesaler, you should have the ability to put in an EMD within 3 days of opening escrow.

Multifamily real estate has traditionally been a stable asset class, and the Washington D.C. metro has traditionally been a stable market area, making the two together a good safe bet, especially for anyone with a long-term view of their investing strategy.

I think too many people move on to property number two and three before property number one is really in good shape and later they regret it.
