Update: I found Assess+RE and am trying a free trial.

Both amounted to what I refer to as 'legal blackmail' where the attorneys settle out of court because it is less costly for the insurer than continuing to trial. 

@Chris Seveney - I use excel but I am open to other softwares @Karen Margrave - I beleive I tried a trial version about a year ago but I am not certain. 

@Samuel Pawlitzki... any insight into Tarzana's layout and price variations? 

It is truly trial by fire.

The occupancy rates will increase some as some people book last minute but using occupancy at near start of month has some safety margin built in.What this snapshot does not make clear is whether there is significant variation by month.

Get your contracts from an attorney if you want to be as safe as possible.  70% is likely not going to be an option in LA even for a wholesaler unless you way overestimate ARV (which some people do)  The list will probably be trial and error until you learn what works best in the specific area you are targeting, but you may have slightly less competition with owner occupied homes.

They will give you a 90 free trial and use Hotel/Airplane pricing model that factors in local events, avg. rate of hotels, avg. rate for other Airbnb listings and their occupancy rate to change your room pricing every night.  

I'm currently utilizing the free trial to become familiar with the tool. 

We've found that good contractors are one of the hardest things to line up without some trial and error, but maybe we can share notes as we both build up our teams.Local meetups have been an amazing resource for us so far.
