Better an empty property than a bad tenant. 

As with any professions, real estate agents included, there are good and bad.

Treat leads and residents well, and you'll do great. 

If you are just carrying it, why keep it if you know you made a bad deal? 

But I do not buy bottom barrel properties in bad locations (busy roads, crime, eye-sore views) instead I focus on making a property one that the average modern family will want. 

Lending on mortgages.. buying bad paper.. new builds ? 

We rent and treat our tenants great expecting them to stay for 5 years.

For STRs, material participation rules apply, and STR income is treated as non-passive, allowing losses to offset active income.This post does not create a CPA-Client relationship.

Best part is NJ is not what its made out to be in terms of landlord friendly, the state gets portrayed as the entire state being bad when really most wacky laws are in the major cities and they apply to 5 units or more.  2-4 unit multi families fly below radar per say.
