I have lived in Puerto Rico since 2020 and I have invested in fix & flips, bed & breakfasts (2), a hotel, a triplex, a villa, a commercial complex and a large land development.   

If you are doing 4 beds and 4 baths, they may be fine. 

The owner never bothered since they were only there during the times of the year when they felt it wasn't needed. 2) There is no washer and dryer, 3) the home is a 2 bed 2 bath plus a basement, which the basement needs some paint on the walls and new carpet, but not much.

So far this year from MLS data, in Dane County, the median 3 bed, 2 bath home sold for $440k and $429,950, so with our high taxes (around 2% of the purchase price), you may decide to focus on multi-family property for help with income/cash flow. 

The Investment I’m looking at is a  3 bed 1 bath and has a really nice already running Airbnb 1bed/1bath guest suite that generates an average of $1500/Month.

Got a 2 bed 1 bath property in California that has a AC unit in the living room and a wall heater (older home).

Unfortunately, or fortunately, small multifamily are valued usually on the comps What is a typical duplex in the area with same # beds, amenities, etc. going for.

If this for my unit I would be very tempted to just cover the hardwood floor with tan apartment carpeting. 

Within our market the single family home has been evaluated at around 189k at 1554 living Sq with a 4 bed 2 baths and sits on half an acre.
