It would be difficult to get any inquiries for MTR with an empty property even if you note that it will be furnished because they don’t know what “furnished” is going to look like (style, comfort level, etc.)’If your ideal target market is travel nurses I would start there.

That way we are fully open and honest with them and if they dont feel comfortable with that they can opt out. ....and if something did happen they are on record of agreeing to let us use that style of showing.

If you believe she is honest, hard working and her style of communicating fits you- she needs an app to help her with paperwork I suggest yardi or doorloop/ get a contract in writing that you negotiate with every nitty gritty duty- for example: who keeps copies of keys, how often are inspections done and how is the data provided to you, what dollar amount she can front money for repairs, when to call you...

There is also one big issue with your tax projection - the taxes of $280 are based on the vacant land taxes and will likely go up to ~$2000-$3000 in a year or so when the assessor catches up with you.I realize there is a 1031 involved so a real estate purchase is necessary, but you should compare your ROI to a safe yielding instrument like a 10 year T-note or AAA corporate bond yield.
