If rates come down at all I predict we’ll be back in a strong sellers market (competitive offers, steep appreciation etc) because inventory is still low. 

People who makes payment on time and every time understand the importance of building a strong credit profile.

If you can make some relationships prior to that with agents in the area who do what you want to, you can find yourself on a team or at a strong brokerage that matches what you want to do.

I would be apprehensive to use it, however, with people without strong, reliable incomes and wealth.

-If we saw a significant market correction in the area of 15% or more from peak (which I don't anticipate in this price range) our equity position is strong enough to weather that storm.

Unless less you are a system-building guru and strong networker, if that's that case out of state investing should be more up your alley.

The Port Charlotte duplex...given it hasn’t suffered hurricane damage...could command a pretty penny on its own.I recall reading a piece in Forbes that suggests certain Florida markets could remain strong for years, which might help you gauge whether now is the right time to sell.

I've found the easiest solution is to have a really strong banking relationship and then they will be able to provide non-standard offerings. 

It seems, obviously, that the method is strongly focused on the refinancing of the property post rehab.  

Buyer's agency agreements were already required here before, our regulatory agency just went from strongly recommending them be signed right away but not really requiring them until writing a contract to 100% requiring them to be signed prior to showings.
