I don't have any restrictions on pets with the exception of 2 things: no dogs under the age of 1, and breeds listed on my insurance policy that are not accepted. 

Look for "Pitch-Free" policies, supportive communities, and smaller, specialized meetups.

I won't list them on Airbnb because of Airbnb's arbitrary and guest-forward refund policies.

Then, before buying anything else, make a list of all the learnings you got from this experience, and then list the systems and policies you'll put in place to ensure you never do this again!

I think I can get a policy online with the other requirements, but this waiver seems to be more difficult to find.

Do you increase the rent by strictly calculating the increases in your insurance, taxes and etc ?

Keep in mind that it is the city's zoning policies that are creating this mess in the first place.

Hurricanes certainly aren't inviting those companies to come back and start writing policies there again though!
