I second @Marc Rice Should be a very easy and straight forward process. 

From there I will save up cash and buy my next rental with straight cash 100% down plan.

I'm graduating High School in a month and I want to get straight into Real Estate, I'm 17 so until I'm 18 I'm unable to get my real estate license (though its not needed in the state of FL for assigning contracts) and I don't have an LLC that would allow me to sign REI documents. 

In fact, I paid for 25 photos but was actually able to upload 48 without issue, which is a feature that costs $300 when purchase straight thru said broker... meaning I saved $150 in some ways, as the extra photos was the only feature I would've paid more for.It's a PITA to fill out all the info & disclosures required for the MLS... however, I'd assume that I'd be filling out most of that info with a realtor anyway. 

If you're overwhelmed I would look for a real estate attorney who can either send her a letter stating she's broken the lease by having another person living there or if you'd prefer the attorney can go straight toward eviction.

You can clamp a straight edge to the bottom of the new plywood, i use a level for the straight edge, then mark the wall where the top of the framework needs to hit at.
