I think 1500 is good, if you factor in a 2-4% response rate across the span of a month, plus my partner has a lot of experience on the negotiation / deal closing end, so I think we can handle it.

Conversely, when I see well installed tile that spans from kitchen through the entire first floor I think "no carpet cleaning, lower maintenance, etc.".

I have hear this stated before but the cap expenses are definitely going to come as there is a life span on everything in a property.Once a unit is rehabbed the lifespan on the items has started and wear and tear is occurring.
