Hi Jerrell,  The best option for trying to get a HELOC on a property would be to check with local credit unions. 

Our standard email with the bid states, please contact us to discuss & redline to your budget.The only thing we will require are health & safety repairs, to avoid a lawsuit.

Just be sure to check local regulations because some spots are cracking down on STRs.

When you tell them they will only get paid when the loan closes, they will disappear.If required, the only money you should ever send to the lender is for a credit check.

It's always better to check with your brother's CPA since he has all the background, but I would say short-term rental with material participation requirements met by your brother, then do cost segregation.

You might want to check if your PM also covers areas in Cleveland since you're already comfortable using them.

. - Once an owner knows what materials are being used, they can then check pricing at Home Depot, Lowe's, etc. - Some materials for bigger jobs, like concrete, are harder to check pricing on.
