I think that you have no clue about what it takes to run a business nor should you attempt it.

Someone on BP might solve both your problems (wanting more attention.) and the landlord’s problems.

We have absolutely no clue where to begin but in speaking with our lender he stated that we would have to find an investor with ground up experience to even begin to be considered for a loan of this size.  

Should solve this issue, unfortunately tenants in my experience never take care of items as they should.
