How many times do you need to repeat a skill to be considered a master of the art?

I had some good luck renting my properties in San Diego and Virginia Beach so I am looking to continue the trend but now with skill vice luck. 

I use the skills I had and have never use a bank or partner. 

He is now making regular payments for us to dismiss our judgement.Good people skill is a big plus when doing this.
