The time for a discount would be after it's been on the market a week or two (with no offers received) or better yet just before 30 days before a price reduction takes place. 

I suspect that weeds out a lot, but beyond that, I don't screen my Airbnb guests.I've haven't had to take advantage of AirCover yet in six months of operating an Airbnb, so I'm honestly curious how this works.

Hi everyone,Over the past six years, I’ve built a portfolio of 70+ properties, primarily single-family rentals.

The properties were not PURCHASED below market value; work, renovations, and positioning over time (the next six months) increased the property value.  

Looking to move in a week's time. 

I would suggest that once you are done reading that book - give it about a week and read it again. 

I had the Marshall serve him papers on 7/13, so he has a couple more weeks to move out before I would need to start any proceedings.  

This needs to be closed by end of the week. 

It is 58% complete and just passed the end of the build contract last week (24 months).
