(They bought this place in 2012 for $130k)This has been a similar story with the last handful of properties I've looked at between March and now.Im currently living in my RV while I wai for the right deal, and I hate to be sitting on the sidelines with my money in a savings account and not working for me.What would you suggest I do to accomplish my goal of purchasing a multifamily property and live in one side / rent out the other?

I can do this in cash right now2) Go higher end, more money, less competition.Number 1 I can start tomorrow with the money I have but with risk that properties won't sell and repairs will be too high, #2 is safer puts me on the sidelines longer and to me, further away from my goal of doing this full time.

But historically slowdowns have always come after stock market crashes and so nowadays if the stock market crashes I will sit on the sidelines (and that's when I'll wholesale all my good deals) until the volatility evens out.
