I recently inherited a little over $300,000, and I don't want it to shrink AT ALL.

The broker considers an 8 cap apartment after fixing up to be outstanding in this area.Considering the shaky kind of financing available for apartments and the possibility of caps shrinking with increased rates, and the locked in upside of the property I own now, does a trade make sense for total return?

I'm curious to hear from rehabbers that use PML for short term financing. Are you paying the same as two years ago, or have the rates & points become more competitive?

Two yrs ago, nobody would care about 10-1...

I'm starting to feel that margins will shrink as more and more people can get closer to perfect information.

A new roof will add some value but a leaking roof will substantially lower the value and severely shrink your buyer pool.

If you're starting with an 80% deal, it doesn't take too many "oops" to have the profit shrink to zero.  

Most prefer markets that are stable, not shrinking and the job market is supported by either very strong industries that are not in danger of disappearing in an economic crisis (most would have never put the auto industry in that category, but they do now!)

Shrink the numbers a little bit, or re-position them?  

Inventory in the market is shrinking and I need more assets to add to my portfolio.

If you are going to insist on having females in the unit, you are again shrinking your potential rental pool.
