Recently had a mindset shift here in CA when a successful investor told me about how he gets good cashflow in CA. 

I've been wondering if the college rentals have taken a hit since COVID as more universities have shifted to more online classes than ever before.

They only need property management.Not first time I heard folk decide to "shift sectors". 

But now it is shifting dramatically to AirBnb, which I am not thrilled about, but it is what it is.  

Lots of changes lately with everything going on with the NAR lawsuit, many other lawsuits, and the huge uptick in scams not to mention increased risks of personal safety for agents, increased theft at showings and open houses, fake sellers, fake buyers, fake agents, fake landlords stealing security deposits, wire fraud etc. a lot of agents are getting caught up in these things and have a lot of legal liability so brokerages are shifting the way they do business and developing safer protocols.

Look out for probable markets taking into account issues revolving around employment opportunities, population shifts, tendencies in renting out homes coupled with economic stability.
