consider proximity to an airport wit reasonable fares, Manty and Trivers (local speak) are a Hike to Milwaukee Airport, and Green Bay is quite expensive to fly out of. just a thought, Unless you fall into a great deal, a $50-70K 4plex is gona be pretty rough, both in condition and location, get familiar with the areas, and if you do settle in Manty, Just remember its Cooler Near the Lake, not sunglasses and board shorts cooler, like 50 degrees in late June, and 20 miles west its 80 degrees. just considerations.

@Matthew Paul in Oregon takes us 5 months.. and in Charleston same if not 6.but my builder on one project got 27 builds and we settle with BONUS's at 12k per door which he hit average of 11k.. and all done in 16 months.. that's 300k.. with no risk.but your right if your one off then building by fee is not going to cut it.. better off starting a Trade.. like right now a great framer can make some really good money in our area.

@Jon Crocilla I'm about to be moving to Chicago within the next month or so currently focused on the move and getting management in place for my properties here in Ohio before I leave but once I'm settled I'll be jumping right back into the market.

That is what wakes them up and it can cost $500 to $5,000, so thats why its good to have a reserve.Then we attempt to get them repaying or settle for a lump sum and the debt is out of their life, otherwise we foreclose.
