@Mike Cumbie I'm not sure "seaworthy" and "for 10K" belong in the same sentence :) In my case I would use the money for a downpayment on a nice catamaran and charter it in the Bahamas to pay for the rest of it...and the rum.

For your contract in particular, you would need verbiage that says something like either "In reference to the contract for purchase and sale... between Macen DiPaolo or assigns (buyer) and _____ (seller)"....or add a sentence like..."

You don't bother to put a period at the end of your sentences.

I got a POF letter a long time ago from a transactional funding company and I still use the same one, just change the dollar amount on it.Jon mentioned a really good point, going after properties on the MLS and having to provide earnest money b/c thats how realtors are trained...........I'm sure I'll get a little heat for that sentence but oh well...........
