EDIT: now saw Chris reply minutes ago, so what he said LOLYUP you have two bummers in one deal.. you have dead beat seller ( not always of course but if your talking these low value beat up homes in semi hood areas then yes) and you have the marginal borrower you described.. so since title stays with the dead beat original owner who knows what mayhem they could cause to the title and force you into a foreclosure or quiet title just to remove their crap.. in the right circumstance they are OK  know the owners well know the borrowers..

Picture ranch style home with private or semi-private rooms.With regard to COVID, I think these would be more desirable and less of a risk compared to big box facilities where there are 100+ residents and staff coming in and out of the facilities on a daily basis.

My thought also would be that I would want to get my HVAC license so I could know and work on all the machines myself.I think it would also be smart to set up a side "emergency" ice business to service food service, hospitals, butchers, or anyone else that needs a lot of ice on a semi regular basis.I'd also want to know how much vandalism affects profits.
