Thank you Eric.In addition to the rental properties, my wife and I have a paid off house, paid off car, and about $1.4m in retirement accounts, brokerages, and savings.We live in a HCOL area and our expenses are $9.5k per month even though we live pretty modestly.I set out initially to have real estate pay for at least some of my expenses in order to give me more freedom and financial security.

They can introduce themselves face-to-face with the tenants, change the locks to control the property, get a copy of the lease from the tenant or sign a new one, etc.As for the old PM, it sounds like they owe you a copy of the lease and other paperwork (required by law), undelivered rent and security deposit, etc.I would compile your documentation and file a complaint with the Ohio real estate commission.

I do have a very specific and curated buy box, so I know what i'm looking for in terms of zoning, lot size, buildable/improvable sqft, location, etc.With that being said, do you still not recommend going through sheriff sales?
