It also comes down to a comfort level that you feel like you know him and when you are giving someone $100K+, comfort can play a big role in that decision.I personally enjoy listening to his shows on Mondays and think he's great.

It seems that when listening to Bigger Pockets podcasts, I hear the same logic, both from the hosts and the guests (mostly), that as a midsize (5-20) multi unit investor, Cash flow plays a secondary role to appreciation.  

Finance plays a significant role in real estate investing.

Also, deals are not just the property but also the financing, that plays a major role. 

They each have their own roles in REI.Cash flow's main role is to recover your cost,...the cash you put in, which should be just the down payment. 

To me, you'll have to try 2-3 months and run through an underwriting exercise of a building/properties about 10 times on each one to understand the true pros/cons of each model.

You can act as boots on the ground or take an active role in running things for someone for a small piece of the pie.

If, instead of a partnership, you take the role of a lender, your money will be safer.

The accusation and actual wording play a major role in the process.
