BarronFrom my experience, selling a property can free up equity for reinvestment but might disrupt tenants or result in losing a valuable asset.

About 80% of them resulted in an expensive turnover.

If an asset is throwing off a certain yield that is not commiserate with it's risk, then investors will then begin paying more for that asset, thus decreasing it's yield....or start paying less for the asset which would increase it's yield, until it was at the proper risk/return rate to produce the yield that is truly reflective of it's risk.The problem is novice real estate investors get the risk/reward correlation backwards.

back then, it was not whether you would make a lot of money as mych as if there was a different purchase that would produce a better return.  

Guys - I am a limited partner & invest in a multi-family building passively that was sold resulting in passive gains for 2024.

As long as you understand how to underwrite a property you get from a wholesaler you will be able to get good results.

Value add ( do you want to do reno/raise rents), or stabilized (income producing, lower maintenance). 

I'm in Philadelphia as well so I'm very familiar with the new Wholesaler's license they created as a result of complaints from real estate agents.

Contract is very clearly and states that if seller cannot produce a clean title than EM is to be returned to the buyer.
