@Elvon BowmanFrom my experience, aiming for larger properties (100-200+ units) on your first deal isn’t too ambitious if you have a solid team and resources in place.

Overall, for every type of property....I would say that keeping up with proper maintenance is what most people neglect.

Does anyone have or know any resources for analyzing car washes?

Under federal law (ADA and FHA), true service animals and emotional support animals are exempt from pet fees, deposits, or rent, but the tenant must provide proper documentation if requested.

Do my 3 associates need to create a LLC to be able to do these renovations or can any individual do them, as long as proper permits are pulled? 

I am new to the game and using the FHA loan has just seemed to be the most common way to house hack (at least in terms of what the resources I have read have said). 

I also self-manage my portfolio, but I also live here and have the time/knowledge/resources to do so. 

The type of due diligence all investors would like to do if they had the knowledge, the time and other resources.

All other strategies will require partnerships/resources.
