Check the county records to see if the names match and you can also skiptrace the owner and call them to confirm they are selling the property - I wouldnt do that if your buying from a wholesaler though since it may look like you are trying to go behind their back.

Can you put some reserves into a "lock box" type account that is your money but locked at escrow for up to a period of time.  

To protect yourselves, ask the sellers for written documentation confirming that the tenant is back-paying.
