Even if the paperwork says his sister gets the money, if it is to pay off his debt, it is still considered income to him.If you pay him with a bag of cash outside of settlement, then when you sell the property you will pay taxes on an additional $30K of capital gains.

Besides that the schedule of work is built, subs are lined up, and the bags are packed and ready to go. 

Not sure why.Had that price been real, I would be out front with a bag of money.  

Once that peters out, these investors are left holding the bag - they put in cash into the deals.

I agree with David T. there is a lot of up front research, and if your intent is to flip or expect  for owners to redeem the property, you may get left holding the bag.

All my houses are single stories , 4/12 to 5/12 pitch roofs , I have 3 brand new heavy duty tarps in bags just for this problem .
