Also, my wife and I listen to the real estate podcasts religiously as well to hear how several other minds go about their investments. 

I watch Ken almost religiously, but I think he is overly generic at times.

Use a database/CRM religiously. 

But this requires communication to the caseworker/Housing Authority on the landlords part.I find good Section 8 tenants pay their portion religiously because they value that voucher. 

Had read a few books without realizing they all came from the BP community and have been religiously listening to the podcast over the last few months.I currently run a small bar/restaurant chain in Southeast Kentucky and have been dying to get into investment real estate.

The City of Austin does tax STRs with what amounts to a hotel tax and the industry is regulated but in Austin we had a shortage of hotel rooms for the number of huge festivals and other events that take place in the city so the city saw them as a bonus.

REIA groups are truly a "mixed bag" so be careful there,  as more often than not they can become "pitch festivals" where everyone speaking is selling a product.
