If your house is 150 years old it may not be the best candidate for adding a solar array anyway (potential issues would be a tied rafter system that may need reinforcement, a dated electrical system needing an upgrade, historical status, etc.).

.#3 above will reduce the cost of the internal drains by half to less than $5k and also add reinforcement to the two most important areas where despite any external protection there is a chance for water to come in.

This, I would argue, reinforces the assertion that Californians are in fact looking to invest in real estate for cash flow, not just as a wealth preservation vehicle. 

Hey guys I’m located in middletown, New Jersey and I just received a quote for adding 4 pillars and reinforcing a girder/joist.

Loosing out on these potential deals has taught me some things and reinforced the fact that I’m actually making offers on good deals bc they are so competitive so there is some positives to take out of all this.

Honestly, I would be out of this game without the monthly, positive reinforcement of cashflow.

37 units, 5 story, no basement, flat roof, has the 1980's required retrofits that connect the floor/ceiling joists to the metal plates on the outside along with the other reinforcement beams on the inside of the walls and the parapets reinforced with large angle irons on the roof, has several cripple walls in the roof space, and a few windows at the front lobby bricked up.

This is all reinforced poured concrete construction, with embedded DWW (drains).

People constantly ask me in my personal life why I'm not in it already and reinforce that I would be great at it, but it honestly scares me to death in the same regard.
