The only reason they made it in the end, was because they had enough money leftover (after their initial failure), to re-direct the course of their business and approach things in a completely different way.I know there are a lot of investors out there who spend years trying to accomplish their goals and for MANY of them, it just never seems to pan out.

I think being a landlord that rents their residence is the new American Dream.I'm a renter because:1 - I own plenty of real estate an won't miss out on the upside of the market.2 - I like redirecting cash towards vacations and creating memories.3 - I love reducing my family's overhead expense and potential risks (water heater breaking, etc.)4 - Renting gives us the flexibility to work in another country for a few years, one of my goals.Now it you're just getting started, I'd wouldn't recommend this.

The only other type of thread that gets shut down (but that Josh did not mention) is a fresh but duplicated "guru" review thread - but in that case the thread is re-directed to the existing discussion so that any particular guru does not have the review broken up into too many different threads (a good thing to consolidate these IMO).

That is a decent sized barrier.In general, I am thinking they will redirect you to more of a residential investment loan and away from the commercial product.

It looks like I might be facing eviction of 2 tenants right off the bat, which would drop occupancy down to 33%, at which point it would flow cash-negative.The units are completely renovated with all new appliances and HVAC equipment, and fully occupied the property has a healthy CAP rate, so this would be a great deal with some redirection.

We plan on limited toys, but with grandparents this will be challenge so the DRIP contributions will be a great incentive to redirect wasted funds on toys to a potential future investment/college.
