We have slowly upgraded the property by adding in a new driveway, walkway, new duct work under the house, updated the landscaping for curb appeal, installed recessed lighting and ceiling fans throughout the house and repainted all the interior rooms.

I also would note that the renovations completed upgrade the home: Recessed lighting, granite counter tops, new cabinets, new toilets for the entire house, new flooring for the whole main level.

@Marina WongI don't really care for debt deals especially on a house flip because even if I am covered with LTV in a recession I can't rent it out and cashflow.I prefer equity deals.

It has high visitor counts, is almost recession proof (area saw flat or increased traffic during the recession), and while the market has risen you can still  get nice properties with that budget.
