You can reduce size, if you go deeper, but that only works if you have steep sites or are willing to add a pump system to the outlet.

They cashflow way better than a SFH.I create funnels for my clients all the time, I have them burn and churn the SFH and get some short term money coming in while we look for the good cash flowing 2 - 4 unit buildings to hold.Get a system, get a plan, create environments bubbling with opportunity.

I’ve also read Mexico is also currently building a new train system, scheduled to open in 2023 that links Cancun and Tulum (and other cities) as well as the new Tulum International Airport also scheduled to open in 2023 from what Ive read...so tourism to the area is expected to explode even more, which obviously from a rental investment perspective would be great...unless of course people are scared to go there.

Accounting system is a mess… >- Firing people at least weekly 1-2 employees at a time. it is clear that hiring and yet but appropriate for these people firing is what they do best.- Remember that people have left other work for this and only there a short time.

Every system you try will have flaws, or you may salivate over a feature that appears in other software.Some familiar names are mentioned frequently: Stessa, Apartments.com, RentRedi, TenantCloud, Innago, RentManager, Avail, Rentec Direct, Doorloop, etc.I recommend conducting thorough research on each app online to understand their offerings, pricing, etc.

We only have 4 units on section 8 right now, but in general, the system works well for investors IF you have a solid property manager who understands the subsides and does proper tenant screening.
