Hi Harry, as a follow-up to my previous post.  

Sometimes there is only great recession data, and that recession was pretty mild on some asset classes, versus previous recessions.

With a mix of college students, medical professionals, and blue-collar workers, the rental market stays pretty steady.

When selling a primary residence you have lived in 2 of the previous 5 years you get a tax exception on profits of $250k for a single person and $500k for a married couple filing jointly.

In the self storage market, they have ratios based on population to determine demand.

Secondary markets like Temple, Belton, Killeen, and College Station offer better options for cash flow currently.

Does NOT mean you will NOT cashflow right away but most of the time in San Diego you are buying to ADD value, raise rents and finding other opportunities to raise your cashflow like; add AC, laundry, storage, etc. 

.• Reporting companies created/registered on or after September 4, 2024—that previously had a filing deadline between December 3, 2024 and December 23, 2024—have until January 13, 2025, to file their initial BOI reports.• Reporting companies created/registered on or after December 3, 2024 and on or before December 23, 2024, have an additional 21 days from their original filing deadline to file their initial BOI reports FinCEN.• Reporting companies that qualify for disaster relief may have extended deadlines that fall beyond January 13, 2025.

One thing I think I would do is either hire a professional market research company and/or get a local high school or college marketing class to do market research and surveys to see if there is interest and demand. 

The college has lots of students, and the surrounding areas have some wealth.
