Plus many logisticaly closing problems with buying and closing a day before the auction re getting a decent title search, the pay off to the bank to stop the auction. 

My last appraisal, he stopped measuring when he got up to the total sq ft that I had listed.

We know this because we stopped and asked the those tenants questions about rent, time of stay etc.

I would also bet that a tree of that size was there when the house was purchased large trees just do not grow overnight.

Even if you build according to FEMA guidelines, a storm is a storm and you virtually cannot stop them.I would personally go elsewhere if you are going to stay in this business...But Good Luck!!!
