It's a riskier loan given you do not carry a social security, no US credit & no experience.Due to increased risk comes mitigation (Lower LTV & Higher Rates)

I'm just trying to get a better sense of what my real risks are? 

I would invest in Sunrise Capital, but I didn't get the impression that they would accept $50K as an initial investment, which I always like to do to try out a new firm (for me) and to diversify geography and risk.

For practitioners in the real estate industry, the biggest challenge is not just the difficult work, high risks, or immense pressure, but the necessity to learn to let go of complete control over outcomes.

Because if a wholesaler runs their business like I do, then they are fully prepared to close on every deal so there is ZERO risk to the seller. 

You can get more cash, but you add risk and lose flexibility. 

Probably the hardest thing some of us ever do is give ourselves permission to risk failure to succeed. 

We don't have any significant storms, floods, earthquake, wild fire or hurricane risks, which keeps insurance cost affordable.

There is less risk involved in the cheaper properties .

Only large corporations can withstand this kind of risk.
