Just be sure to know your market and competitors so you can overcome objections to the higher rate.

In business and other things a mentor will assist in helping overcome obstacles and cut down on costly mistakes as well, at least that is my belief. 

Since we're on the topic, I would also recommend everyone learn what "adverse action" is and the responsibilities you have as a landlord or property manager, especially if you're in a more litigious state with professional tenants that like to screw over Landlords.

ie: buy off market - probably via wholesaler or auction  a somewhat more distressed property for cash, hire a contractor to do the rehab, a PM to place a tenant, and then finance 6 months after purchase to get your money out - ie: a BRRRCaveat: not for the faint of heart, the really busy, or the risk adverse.

I had thought about looking into STR around me, but I'm a little risk adverse so I haven't pursued anything yet.

Conversely, applying a reflective layer below the roof truss space will help keep the conditioned space of the building cooler in the summer, but may have little (or even an adverse) impact on the temperature of the roof deck itself.
