But, yes, I do agree there may be a time when risks (not just liability but stress, vacancies, market risks being in just one area, effort if you self manage) may outweigh rewards and then exit strategies are probably the next step to look at.

Imagine trying to do your job with baseball to focus and this takes you off track.The ability to make money with baseball far outweighs minimal cash flow from dumpy to average properties.A lot of high net worth investors invest in commercial real estate as it is more passive but takes more money to invest.If you have 500k to invest to 1 million or more you have options for commercial.

Not stirring any pot, but, please simply go to what I was saying, gross equity, not just 10 or 20% more, but where collateral taken outweighs the reasonable risk.

That being said, I plan on rehabbing the home over the course our inhabitance and hopefully selling it for a small gain (that we can use to purchase our next home).I've been told by a few people that the expenses I'll incur will likely outweigh or cancel out any potential financial benefit, but I'm pretty darn good with money and I'm also looking forward to learning about real estate and homes in general.
