So after 5 years I would have a potential cash flow of $48,000 minus repair costs, vacancy, etc. instead of a maximum of $18,000.This is thinking in terms of 5 years, rather than for the long, long term but as an optimist (like @Mark Ferguson) I always think things will be better in 5 years!

They now consider that my partner has no cause for a hardship exception and, with the rental cap met, they are not entertaining requests to rent - the rental wait list is about 1 year.We are preparing an appeal to the members of the board since according to the declaration, the decision ultimately rest with them, but we are not optimistic about the prospects of them deciding this in our favor.

If you've put about $210K into it and you're getting $12K per year that's less than 6 percent ROI and that's optimistic, you can do much better with index funds.
